Lower your home loan rate in New Zealand

Looking for a better home loan rate when your fix ends, or wondering if you are paying a loyalty premium? Online Home Loans connects you with a licensed NZ mortgage adviser who can compare options. We do not give financial advice or arrange lending ourselves.

Compare today's advertised rates

Want a side-by-side look at floating and fixed specials from the main banks? See our NZ home loan rates comparison. Indicative only, dated on the page. Not a quote or advice.

Why the rollover window matters

When a fixed term is coming up, your bank or lender will usually send a roll-over offer. That is one option, not the only one. Plenty of Kiwis ask a licensed adviser to compare that offer with other banks and non-bank lenders before they lock in again.

Look at the whole deal, not just the headline rate

A lower rate can look great on paper. Fees, cashback clawback, break costs if you exit early, and how the loan is structured all matter too. An adviser can walk through those trade-offs with you. We do not pick a winner for you.

Cashback sounds tidy, until clawback

Some offers include cashback. Worth knowing the clawback rules if you refinance or sell within a set period. A licensed adviser can help you weigh whether the incentive is still a good fit once those conditions are clear.

Same rate, different repayment rhythm?

A lower rate is one lever. Some households also look at weekly or fortnightly repayments so debits line up with payday. Use the repayment frequency calculator for equivalent amounts and a rough interest sketch. Estimates only. Not advice.

Common questions

When should I start comparing before my fixed rate ends?
There is no single official lead time. Check how early your bank lets you lock a new rate, and leave enough time to gather numbers and talk to an adviser if you might move.
What happens if I do nothing at expiry?
ANZ, ASB, Westpac, and Kiwibank each say that if you do nothing, their loan moves onto that bank's floating or variable rate. Check your own product. This page does not say that rate is higher or lower than a fixed special.
Are cashback offers always worth it?
Not always. Clawback periods, fees, and the ongoing rate can outweigh a one-off payment. A licensed adviser can run the numbers for your situation.
Can my current bank match another offer?
Sometimes they will. Sometimes they will not. An adviser can help you test that conversation without you having to shop every lender yourself.
